Maison Ořechovka
Building in Prague’s Ořechovka district, among all the famous villas and on one of the city’s most prestigious addresses, is a significant challenge. With the Maison Ořechovka project, we managed to transform a brownfield previously used only as a parking lot along the railway into a harmonious space that not only fits seamlessly into its surroundings but also adds a cultivated environment filled with greenery.

“Building a residential complex in Ořechovka as a closed-off block would make no sense. That is why we took the exact opposite approach. The result is an open, modern design with a façade intended to convey a delicate impression, evoking the atmosphere of first-republic spa houses.”

When designing the Maison Ořechovka villas, our goal was to preserve a friendly neighborhood character and, conversely, to avoid creating a space closed off from its surroundings. For this reason, we deliberately chose low fences that visually and socially connect the complex with the neighborhood, giving new residents the opportunity to become part of the local community.
The feeling of openness and delicacy is emphasized by the building’s rounded corners and the textured façade, which alternates with smooth surfaces that bear the subtle imprint of human hands.
The final look of the façade was developed directly on site during construction. It consists of five layers, with the last one prefabricated in a custom process. Adhesive was applied to mesh over plywood, given a first coat, and then ridges were carefully formed by hand. The entire piece was then installed on the façade, joined seamlessly with matching material, and fine-tuned in place.
In total, eight elegant villa houses were built in two phases. They brought 162 new apartments to this sought-after Prague neighborhood, ranging from studios to six-bedroom penthouses with unique views.
